1. What is my property designated in the Comprehensive Plan?

2. What is the density/intensity of uses allowed on my property?

You can contact the Development Services Department at (386) 424-2132 with questions regarding your zoning or view the zoning map.

4. What are my setbacks in my zoning district?

You can contact the Development Services Department at (386) 424-2132 with questions regarding your setbacks or you can find information about your setbacks at Land Development Regulations

5. How do I request an amendment to the Comprehensive Plan?

Comprehensive Plan amendments may be initiated by a Department of Development Services planner, City Commission, Planning and Zoning Board, Board of Adjustment, or a property owner or lessee of property within the area proposed to be changed or affected. 6. Is my property within a historic district?

The City of New Smyrna Beach has two (2) historic districts listed in the National Register of Historic Places. They are the New Smyrna Beach Historic District on the mainland and the Coronado Historic District on the beachside. Descriptions and maps of the historic districts are available at the following link (then on the left side of the page). 7. How do I petition the City to annex my property?

The owner or owners of real property, which is contiguous to the incorporated area of the City of New Smyrna Beach and reasonably compact, may petition the City Commission to take appropriate action and adopt an ordinance annexing the aforementioned property into the city limits of the City of New Smyrna Beach. 8. Do I need a permit to remove a tree?

A Permit is required if you plan to remove any tree greater than 4" in diameter measured 4' off the ground for Beachside and 6" or greater on the Mainland, except for invasive trees. Tree Removal Permit Application
